Equipment we use

We use a wide range of equipment in the surveys we carry out. We are always looking for new techniques and ways of diagnosing building defects, providing accurate , scientific information that can help us look after buildings.

We use Viasala Thermo hygrometers with long 8mm probes  to asses environmental conditions and the humidity in the house.  The long probe helps us get into areas with minimal disruption – behind panelling, in between floor boards , roof voids and more. We look to build an environmental profile of the building to help asses damp and condensation issues.

We use Thermal Imaging cameras where necessary to help identify construction types and also to help in the environmental assessment. The cameras can show due point and condensation risk areas.

Where suitable we use a Drone to undertake Ariel inspections  of roofs, parapets and gutters (and other difficult to get to areas) and in more urban areas or where its not possible to fly the Drone, we use pole cameras.

Our Thermal Imaging Camera reveals the Timber Frame infills have been removed and replaced with Blockwork. We would not have seen this without the Thermal Imaging Camera. This shows how useful Thermal Imaging can be when assessing Timber Framed buildings and many others.

Thermal Hygrometer Probe

We use long probes on our Thermal Hygrometers to get into places that we would not usually be able to access. The picture below shows us undertaking a condensation assessment on spray foam insulation (revealing that it is damaging a medieval roof !).

We also use the probes commonly in sub floor, concealed eaves and many other places that a small probe can get into that we can’t ! If we suspect issues…..we usually get to it one way or another.

Surveying from experience

Lots of flash equipment is all very well and good – but it is never a substitute for experience and knowledge. We most often spot issues that are concealed from using our experience with older buildings. The RICS call this “following the trail” , but really it’s all about anticipating issues and defects. We are good at this. For example, here is a very typical example where we have been able to establish a sole plate is decayed, even though it is concealed. Unfortunately the surveyor whom undertook the original survey on this building failed to spot the defect and we were called in post purchase to deal with the issues. This is why it is so important a person whom understands these buildings are engaged to undertake the survey before the building is purchased.

The Sole Plate was covered by high ground levels and tile hanging during the survey.

Although the Sole Plate was covered, from experience we thought it was highly likely decayed.

The Sole Plate was replaced on this elevation. This was a costly issue that should have been picked up by an experienced surveyor PRE purchase.
